The lunch and learn is designed to wet your appetite with an
informational discussion and humor. They are short big picture
learning experiences designed to be complete in <30 minutes.

Introduction of Investing
The where, what and how’s? This class covers the basic
investment strategies used by successful investors. These are
flips, pre-construction, joint venture spec homes, buying ugly,
distressed, bank owned, HUD homes, including market timing,
financing, two-year move, buy and hold. We also discuss how they
are impacted by market timing, financing issues (i.e. How many
properties can I own? and are what are the interest rates), tax
issues, cash flow and property management concerns. And many
more issues are discussed.
First Time Buyer
First home buyers have many questions. When is the best time to
buy? How much can I afford? What are the tax consequences? How
much down payment do I need? What is APR? What is the best type
of loan? How much are the closing costs? Do I need a REALTOR?
Why? What does the title company do? Do I need homeowners
insurance? The training covers these and many more.
Move Up Buyers
So you’re ready to move up. Do I sell my current home or rent
it? What my home worth and how do I find out? Do I need a
REALTOR or is it better to handle the transaction myself? What
are my financing options? Can I qualify for the home I want? Do
I build a new home or buy existing construction? What is my
payment going to be? How much are closing costs? What is the

Buying New Construction
Building a Dream Home. Is it a dream or a nightmare? Do I hire a
contractor? Manage the build myself? Who gets the financing? Do
I buy an improved lot or unimproved? What are the build time
frames? Do I make payment during construction? What if I don’t
like the way the home turns out? Building permits?
Subcontractors? We cover these questions and give you a basic
understanding of the process.
Multi-Family
Multi-family home will work for first time home buyers that want
to begin investing as well as seasoned investors. They have many
of the same issue and any investment properties with a twist.

Commercial
Now here’s a horse of a different color. Commercial is much
different than residential in most every way. Cap rates are a
common way to evaluate potential investment opportunity. These

understanding the definitions that will allow to be better
equipped when shopping for your next loan. Some of the terms

secondary mortgage markets and many other important financial

We build all our relationships, business and personal around
a basic three part philosophy.
Since we don’t like to be bothered with
uninvited phone calls and visits, we don’t make contact after
this class unless you specifically request to contacted.

Your choice, your site or ours.
Why do you do these classes?
We are in a personal contact business. People
want to do business with competent people they know, and trust.
This creates an opportunity for us to get to know each other.

Who buys lunch?
We will be happy to buy lunch. Some companies
and individuals have policies against us buying. In that case we
will still be happy to provide the <30 training of your choice.
How do we sign up?
Someone in your group takes the bull by the
horns and handles your groups sign-up. Then let’s us know how
many to plan for and we coordinate times and dates.
Is there a minimum number for training?
To be productive we need >5 and normally <20.
Should you have more than 20, then we will schedule more
training sections.
What are the trainers qualifications?
The trainer has managed Engineering,
Maintenance, Operations, and Investment Properties. In small
personal business ventures and in large World Class
Corporations, with 25 years experience in Engineering, Project
Management, and Marketing. He also has Technical Expertise in
Residential, Commercial and Industrial Environments.
